Mutton Island

Everything you ever dreamed of is right here waiting for you on your private island off the shores of southern Nova Scotia. Located close to Yarmouth and the Portland/Maine ferry terminal, Mutton Island is home to a charming house, 3 bunkies (each connected by a GPS marked path and suitable for conversion into 3 separate guest houses), 3 boats, a floating dock, a dug-out well and even solar paneling. And the best of it? There’s no need for any renovation work – everything on this cozy island home is new or as good as new.

Mutton Island’s well-constructed, self-contained three-bedroom home is situated on a slight incline and offers magnificent views in all directions. Powered by a series of solar panels, the house’s utilities include a dug-out well, a 1550 gallon cistern, a propane on-demand hot water system and a wood stove – just perfect for those cozy evenings. Ash hardwood floors and a knotty pine ceiling characterize the property’s rustic décor. The island has Internet and Satellite TV. The island will be sold furnished.

The island is a veritable paradise for nature lovers and supports a thriving hub of flora and fauna. As well serving as a home to a delightful herd of deer, the island forms a stop-off point for a series of hummingbirds, chickadees and even brightly-coloured finches. Seals can often be seen sunning themselves on the rocks at low tide, whereas out at sea, schools of dolphins can regularly be spotted diving through the waves. And if you’re lucky, you might even find they accompany you on your next boat journey.

It’s the perfect plan for private island living – relaxing and enjoying the sound of the ocean from the comfort of your own home whilst renting the cosy cabins to well-paying guests. What’s not to love?
